refinancing your property

REFINANCING YOUR PROPERTY

Dear all friends and members,

Currently I am refinancing my Casa Prima Condo at the interest rate BLR – 2 %
under Zero Moving Cost (Legal fees and Disbursement Fees including stamp duty,
valuation fee etc all bared by the Bank), some bank might given better rate eg.
BLR – 2.1% for whole tenure.

My current loan with existing bank:-

The Existing Loan of RM 178,000-00 for 25 years at the rate of BLR – 0.50 % =
5.05 %
Interest payable at the end of 25 years totalling RM 135,729-00
Monthly instalment amount of RM 1,045-00

Refinancing with new Bank:-

The loan amount of RM 178,000-00 for 25 years at the rate of BLR – 2.00% = 3.55
%
Interest payable at the end of 25 years totalling RM 90,767-00
Monthly instalment amount of RM 895-00

You save RM 44,962-00 at the end of 25 years if you no need to pay penalty
charges under Lock in Period and you save RM 39,962-00 if you need to pay
estimated penalty fine at RM 5,000-00 (different bank different calculation,
please refer to your Letter of Offer).

If you remain the same monthly instalment amount of RM 1,045-00 meaning that you
have pay extra of RM 150-00 (RM 1045-00 minus RM 895-00) to your principal,
prepayments in the amount of RM 150-00 will result in a reduction of total
interest by RM 20,877-00. The term of the loan will be reduced by 5 years and 2
months. The total interest saveable compare with original loan is RM 44,962-00 +
RM 20,877-00 = RM 76,705-00 or RM 60,839-00 if with penalty fine.

The above stated is for reference only. Refinancing not only can save on
interest payable, shorten the tenure of loan, if you take higher loan amount
(subject your property value is increase compare with your original purchase
price), you can have extra cash on hand.

累!

最近真的很累,不是身体上的累, 是身心·心灵上的累。

除了在公司忙会计, 忙行政, 忙应付顾客, 忙准备文件, 总之就是忙忙忙。。回到家, 得忙小瓜的事, 一下子要这个, 一下子要那个, 除了冲凉时间, 其他的几个小时就是忙着陪他玩, 还要无时无刻准备回答他的“十万个为什么”, 什么都问得一餐饱的。看似在家休息几个小时, 事实上却是皮雷轰炸了几个小时。。忙啊!忙啊!

幸运地我和老公可以一觉睡到天明, 不幸运的话一晚还得起来好几次。 一觉起来, 又得花心思哄小瓜穿衣上学, 幸运地话10分钟搞定, 不幸地话可以拖半个小时。。。

要烦的事何等这些琐碎事, 还得烦老人家的健康, 还得看他的少许脸色, 更不用说要求他帮我照顾小瓜而让我有些空间处理一些事情。 还要提起戒备, 不得发脾气, 不得冲口而出。。真的有够辛苦的。

做人真的很难, 很辛苦。。自己的事都泥菩萨过江了, 还要管其他的事。 少许有点差错, 有点小差曲就会被人误会, 误解。。我一向我行我素, 要我每一个事情都要报告给人知道, 要解释这个那个, 我真的办不到。 我活在世界上, 不必向谁负责, 也没义务向别人解释那么多。 世上的事情没有绝对公平的。 你觉得值得就做, 不值得就别做。 如果做了又要人看见, 要人表扬, 那么那个是自欺欺人的行为。

从以前到现在, 我都是不屈不挠, 从来不怕什么黑势力。 到现在我也一样。 我们做事要觉得付出是值得的, 我们付出是为大家的, 不是个人主义也不是为了讨好什么人。 当你一二再·再而三被人拒绝你的意见, 想法, 直到自己觉得无地自容, 也渐渐觉得这些付出都不是我想要看到的结果, 那份热诚顺利成章会慢慢削减, 再慢慢消失。 一个不会珍惜不会聆听的领袖让我觉得如果凡事我都依照, 那么显得我很无知, 无能。最后, 我选择沉默, 选择离开。 我还是把重心放在家庭来得好。

从今天起, 我决定不再看别人脸色, 尤其那些不值得我尊敬的人。 希望那些自称出自自愿帮助别人的人, 可以出自真心, 而不是要求什么回报才在演戏。

可能你们看不懂我写什么, 但没关系。 我乱写而已, 我自己看就好了。

My dream house


I have recently purchased another property at Melaka under
the Development namely "Peninsula Park" 古旺湾。

This is my 3rd property, I just recalled that I purchased my 1st Property when I am 21st years old, 2nd Property when I am 24 years old and the 3rd property at the age of 27 years old. Every 3 years I succeed something new in my life.

Own a Double Storey House is my dream since I am young. I never expected that I can archive this dream below 40 years old. I really happy and excited but in the other hand I in worries too as too many commitment for me already. ha ha!

Let's me describe some about this property. The said Property is a 24" x 70" Terrace House, leasehold 99 years. The Developer is Sinmah Developments Sdn Bhd, a member of Farm's Best Bhd. The building specification is the one attractive me to decide to purchase this property. The living hall and dining hall all provided the 24"x24" homogeneous tiles. There is a door to split the wet and dry kitchen. The 4th bedroom is provided a sliding door which attach to the back yard of the house and there is a small field just beside the room. The tiles for wet and dry kitchen is full height and there is a cornice been provided too.




For family hall at 1st floor, master bedroom, 2nd and 3rd bedrooms all provided the laminated wood flooring. The family hall and master bedroom is huge and the master bedroom is provided with a space for changing cloths as well as can use as a cloth storage and no need any cupboard. There is a big size balcony with homogeneous tiles and cornice too. When you step out to the balcony, you will enjoying the fresh air and the windy from the riverside. There is a open field with playground and jogging track just in front of my unit.

The car porch is provided with tiles and cornice as well. Its estimated can park at least 2 cars and also can be use for gardening and planting as there is a mini field provided at the side there.

With two new bridges being built at a cost of RM 5 mil, travel time will be shorten to 5 minutes instead of the usual 20 minutes to the town link to this residential area. The Peninsula Park is actually bound by two rivers, the residents can catch spectacular sunrises, glorious sunsets, read, write, paint or merely dream. There is a recreational facilities such as children's playgrounds, shade trees and 2km jogging track to be use by the residents.
